TCPA Notice and Consent

This notice explains how SkipMyW2.com (operated by Akasi Labs (dba Lovelace Media)) and its featured advertising partner contact you under the federal Telephone Consumer Protection Act (the "TCPA"), 47 U.S.C. § 227, and applicable implementing regulations. SkipMyW2 is a media and advertising platform — it is not a lender, broker, or loan originator.
1. What You Are Consenting To
By submitting your phone number through the Site, by interacting with our virtual assistant Samantha, by texting "SKIPMYW2" to a published number, or by otherwise providing your contact information to us, you provide your express written consent for SkipMyW2 and its featured advertising partner — a licensed third-party DSCR lender — to contact you at the phone number(s) you provided — including any wireless or mobile number — using:
- Live telephone calls
- Automatic telephone dialing systems ("autodialers")
- Artificial or prerecorded voice messages
- Text messages (SMS and MMS), including messages sent using automated technology
2. Purpose of Communications
These communications may be for the purpose of:
- Discussing your interest in DSCR loans for non-owner-occupied investment property financing
- Following up on the inquiry you submitted through SkipMyW2's featured advertising partner
- Following up on your inquiry, request, or interaction with Samantha
- Providing general information about DSCR financing, market updates, and marketing communications
- Sending transactional and service-related messages tied to your inquiry
3. Who May Contact You
You consent to be contacted by:
- SkipMyW2 / Akasi Labs (dba Lovelace Media) — a media and advertising platform
- SkipMyW2's featured advertising partner — a licensed third-party DSCR lender to whom we pass your information in exchange for advertising compensation
- Service providers acting on our or the featured advertising partner's behalf for the purposes listed above
Our featured advertising partner operates independently and is solely responsible for its own communications and compliance.
4. Message Frequency
Message frequency varies based on your activity, your inquiry, and how lending partners contact you. You should expect anywhere from a few messages per month to several messages per week during active follow-up.
5. Message and Data Rates
Message and data rates may apply. SkipMyW2 and our lending partners do not charge for the messages themselves, but your wireless carrier may charge you for messages sent or received. Check with your carrier for details about your messaging plan.
6. How to Opt Out
To Stop Text Messages
Reply STOP to any text message we send you.
Replying STOP will unsubscribe you from text messages from the sender. You will receive one final confirmation message confirming you have been unsubscribed. After that, you will not receive any more text messages from that sender unless you opt in again.
To opt out of marketing emails, click the unsubscribe link in any marketing email we send you, or email dennis@akasilabs.com with the subject line "Unsubscribe."
To opt out of phone calls, tell the caller you wish to be added to their internal Do Not Call list, or email dennis@akasilabs.com with your name and phone number and the subject line "Do Not Call."
Because our featured advertising partner operates independently, you may need to opt out of its communications separately by following the opt-out instructions in its messages. An opt-out sent to SkipMyW2 does not automatically opt you out of communications from the advertising partner, and vice versa.

8. Carrier Disclaimer
Wireless carriers — including but not limited to AT&T, T-Mobile, Verizon, U.S. Cellular, Sprint, Boost, Cricket, MetroPCS, and others — are not liable for delayed or undelivered messages.
9. Service-Related Messages
Opting out of marketing communications does not prevent us from sending you transactional or service-related messages tied to a specific inquiry or request you have made — for example, confirmation of a callback request or follow-up about a question you asked Samantha. These are not marketing communications and are not governed by the opt-out mechanisms above.
10. Your Phone Number Must Belong to You
By providing a phone number, you represent and warrant that the phone number is yours and that you are authorized to provide consent for that number to receive the communications described in this notice. If your phone number changes, please notify us so we can update our records and avoid contacting the new owner of the number.
11. Recordkeeping
We retain records of consent, opt-outs, and consent revocations as required by applicable law. To request information about the consent we have on file for your phone number, email dennis@akasilabs.com.
12. State-Specific Notices
Some U.S. states have additional consumer protection laws that may apply to telephone solicitations and text messages, including but not limited to Florida, Oklahoma, Washington, and Maryland. Where state law provides greater protection than the TCPA, that state law applies. Your rights under state law are in addition to your rights under the TCPA, not in place of them.
13. Changes to This Notice
We may update this TCPA Notice from time to time. When we do, we will revise the "Last Updated" date above. The version in effect at the time you provide your consent is the version that governs that consent. Material changes will be communicated through a notice on the Site or by other reasonable means.
